Thanks — we’ll be in touch

Every site’s different, so instead of an instant slot, one of the team will call to walk through your scope and put together a proper quote — free, no obligation.

Thanks for thinking of us

Unfortunately, your monthly budget is below the minimum we need to deliver the standard of cleaning we’re known for, so we can’t take on your site just yet. We’d love to work with you down the track, so we’ll check in from time to time to see if anything has changed. If it does sooner, give us a call on 07 5651 2257.

Who this is for

Committees and body corporate managers who answer to owners

If you sit on a strata committee or manage buildings for one, you are accountable to owners for what the common areas look like and what the cleaning costs. We write the scope down, clean to it, and give you a report you can put in front of the committee.

This page is for apartment buildings, townhouse complexes and mixed-use strata schemes on the Gold Coast that need a recurring common-area clean.

What’s in the written scope

A common-area scope the committee can approve

These are the common areas our strata crews clean. Your written scope sets out which apply to your building, and how often each is done, so the committee knows what it is signing off.

  • Lobbies and lift wells
  • Car park sweeps
  • Entry glass and signage
  • Common bin rooms
  • Shared amenities
  • Body corporate reporting against the written scope

Reporting for the committee

A monthly report written for committee meetings

Each month you receive a cleaning report against the agreed scope. A supervisor who wasn’t on the roster inspects the building and scores it, so the report isn’t a cleaner marking their own work.

If the crew notices a maintenance issue while cleaning, such as a blown light in the lobby, a leak in the bin room or a damaged door, it is passed to the building manager so it doesn’t wait for the next inspection.

How we work

How the crew works through a building

Common areas, in a set order

Lobbies and lift wells, entry glass and shared amenities are done to a fixed route, with the car park and bin rooms on the schedule your scope sets.

Around residents

Visits are scheduled to suit the building, so residents aren’t working around equipment in the lobby at peak times.

Access and keys

We agree how the crew gets into the building, plant rooms and bin areas before the first visit, and record it in the scope.

Why the common areas matter

First impressions for residents and visitors

For residents. The lobby, lifts and entry are the part of the building everyone uses every day. When they are consistently clean, residents notice, and so do owners reading the committee’s report.

For visitors and buyers. Agents, tradespeople and prospective buyers form a view of a building from the entry glass and the first corridor. Clean common areas tell them the scheme is looked after.

For the committee. A written scope and a monthly report give you a record of what was done, which helps when owners ask what the levies are paying for.
