Office cleaning on a written scope, checked each month by a supervisor who didn’t do the clean, with the report sent to you.
If you run an office on the Gold Coast, you probably don’t want to inspect the cleaning yourself, and you shouldn’t have to guess what you’re paying for. We agree the scope in writing, clean to it, and measure the result, so you can see whether the building was cleaned to the standard you agreed.
This page is for single-tenant offices, multi-tenant floors and shared workspaces that need a recurring clean.
This is the standard office clean our crew works to. Your written scope sets out which of these apply to your floors, and how often.
A cleaner marking their own work isn’t a check. After the clean, a supervisor who wasn’t on the roster inspects the site and scores it against your written scope.
You receive a monthly cleaning report covering the agreed scope, so you see the result without having to ask.
Top to bottom, clean to dirty, furthest point to the exit, floors last, so nothing is re-soiled after it has been cleaned.
Red for toilets and urinals, yellow for restroom surfaces, sinks and counters, blue for general surfaces and glass, green for kitchens and breakrooms. A cloth never crosses categories, and cloths are laundered separately by colour.
Chemicals are diluted to the ratio on the product label, not eyeballed. Diluted bottles are labelled with the product name and ratio, and chemicals are never mixed across categories.
For staff. In a 2019 study of an office building, a hygiene programme (disinfectant spray on high-touch surfaces plus hand sanitiser and wipes for staff) reduced the amount of a tracer virus on workers’ hands and on surfaces by an average of 85.4%.1 That study measured tracer-virus contamination, not illness, so we don’t claim it as a health outcome. It does show why we wipe a fixed list of touchpoints on every visit.
For your obligations. The Queensland Managing the work environment and facilities Code of Practice 2021 gives practical guidance on the physical work environment and on facilities for workers, such as toilets, drinking water and washing areas.2 A written scope and a monthly report give you a record of what was done.
For customers. Visitors form a view of your business from the first room they see. A reception, meeting room and restroom that are consistently clean tell them the place is looked after.
Every cleaner placed on your site is police checked.
Insured for $20M public liability.
The same cleaners on your site, trained on your scope.
Room by room and task by task, with a frequency for each. It starts from our standard office clean (bins, restrooms, breakroom, desks and touchpoints, floors) and is adjusted to your floor plan at the walkthrough.
A supervisor who did not do the clean inspects the site and scores it against your written scope. You get the monthly cleaning report either way.

That is the arrangement we set up for every site, so the crew learns your scope and your building.
The crew uses a colour-coded microfibre cloth system, and dilutes every chemical to the ratio printed on its label. Each spray bottle is labelled with the product and the ratio.
